Closing the Deal

The deal is not done until it's closed! There are contingencies that need to be cleared:

• Finance Contingency. Unless you can get financing, you aren't able to purchase the home, you'll be released from the transaction. Your earnest money will be returned. We can put you in touch with lenders to ensure you are pre-qualified before you make an offer.
• Home Inspection. You've looked at the house but you can't see everything and you're not expected to be an expert. We help you coordinate a home inspection by a professional to determine which deficencies are "material defects" and need to be repaired before closing. We'll help by calling contractors to get quotes etc.
• Insurance. You will need to get a quote from an insurance company. Consider your current insurance provider to try and get a combined discount along with current coverage.
• Final Details. As the time nears to the closing date, we'll provide you contact information to switch utilities. At last, there is the final walk thru. Is the house in the expected condition? Are all the real and personal property identified left with the real estate? At closing, we will be with you and answer any last minute questions. Finally, we make sure that you get the keys to your new home and that the sign is out of the yard! If you are not happy, we are not happy.
